How a Deal works
Every transaction on Clearity is a Deal. Any Professional on the transaction can open it: the agent, the lawyer or the mortgage broker. They invite the others, and from then on everyone works from the same documents, dates and tasks.

The terms we use
- Deal
- The shared workspace for one property transaction. It holds the documents, the condition and closing dates, each person’s tasks and the messages between them.
- Professional
- An agent, a real estate lawyer or a mortgage broker using Clearity.
- Host
- The Professional who opens a Deal. That can be the agent, the lawyer or the mortgage broker: whoever the client came to first, or whoever is ready to start coordinating. Hosts are on a paid plan.
- Guest
- A Professional invited onto someone else’s Deal. Guests see and do everything their role needs on that Deal, and never pay for it. The same person can be a Host on one Deal and a Guest on the next.
- Client
- The buyer or seller. Clients see where their transaction stands and what is needed from them. Clients are always free.
- Directory
- A searchable list of verified Professionals. When a Deal needs a lawyer or a mortgage broker and the client does not have one, the Host can pick one here.
What lives on a Deal
- Documents
- The agreement of purchase and sale, schedules, amendments, waivers, notices of fulfillment, the lender commitment. One current copy of each.
- Timeline
- Offer accepted, each condition deadline, requisition date, closing. Everyone works to the same dates.
- Tasks
- Each person’s own list. Anything waiting on someone is flagged on their lane, so it is clear who has the next move.
- Messages
- Conversations about the transaction, kept with the transaction instead of spread across inboxes.
- Record
- A dated history of who uploaded, changed or completed what.
What Clearity does not do
- Clearity is software, not a brokerage. It does not trade in real estate or take part in commissions.
- It does not hold deposits or handle trust funds. Money moves the way it does today.
- It does not replace your brokerage’s back office, your conveyancing software or your lender portals.
- It does not give legal, mortgage or real estate advice. The Professionals on the Deal do that.
Questions
Does my brokerage or firm need to sign up?
No. Each Professional can use Clearity on their own. Nobody needs approval from their brokerage, firm or office to open or join a Deal.
I was invited to a Deal. Will I be charged?
No. Guests are free on every Deal they are invited to. You only pay if you choose to Host your own Deals.
Does the agent have to be the one who opens the Deal?
No. The agent, the lawyer or the mortgage broker can open it, and the others are invited as Guests. Everyone on the Deal sees and does the same things whoever opened it.
How much does hosting cost?
Hosting is a monthly plan for each Professional, priced separately for agents, lawyers and mortgage brokers. Email us for current pricing.
